After your home goes under contract, there are still several important steps before closing. Chris will help coordinate the process, explain what to expect, and guide you through each milestone to keep your transaction moving forward.
- Home Inspections
Most buyers will schedule a professional home inspection shortly after the contract is accepted. Depending on the property, they may also choose to have specialized inspections for items such as the roof, HVAC system, foundation, or pest activity. These inspections help buyers better understand the condition of the home. - The Appraisal
If the buyer is financing the purchase, their lender will order an appraisal to confirm the home's market value. The appraisal helps ensure the property's value supports the loan amount and is a standard part of most financed transactions. - Contingencies
Most purchase contracts include contingencies that must be satisfied before closing. Common contingencies include the home inspection, financing approval, appraisal, and review of required disclosures. Once these requirements are met, the buyer removes the contingencies and the transaction moves one step closer to closing. - Negotiations After Inspections
Occasionally, a buyer may request repairs, credits, or other changes following their inspections. If this happens, Chris will carefully review the request with you, explain your options, and negotiate on your behalf to reach the best possible outcome while protecting your interests. - Title & Closing Services
A title company or closing attorney will oversee the closing process by verifying ownership, preparing the necessary documents, and ensuring the property's title is clear so ownership can be transferred smoothly and securely. - Financing Approval
Throughout the transaction, the buyer's lender works to finalize loan approval. Working with qualified, pre-approved buyers helps reduce delays and increases the likelihood of a successful closing.
