Get Pre-Approved By a Lender

Before you begin touring homes, one of the smartest things you can do is get pre-approved for a mortgage. It gives you a clear understanding of your budget, strengthens your buying position, and shows sellers that you're a serious, qualified buyer. Most importantly, it cost you nothing!

Pre-Qualification vs. Pre-Approval

While the terms are often used interchangeably, they are not the same.

  • Pre-Qualification is typically a quick estimate based on information you provide to a lender. It can be helpful as a starting point, but it usually does not involve a detailed review of your financial documents.
  • Pre-Approval is a more comprehensive review of your finances. Your lender will verify your income, assets, credit, and debts to determine how much you may qualify to borrow. A pre-approval letter carries significantly more weight when submitting an offer.

Why Get Pre-Approved?

Getting pre-approved before you start shopping offers several important advantages:

  • Understand your comfortable price range before you begin your search.
  • Strengthen your offer in competitive markets.
  • Demonstrate to sellers that you're a qualified buyer.
  • Identify potential financing issues early.
  • Speed up the loan process once your offer is accepted.

What You'll Need

Although requirements vary by lender, you should be prepared to provide documents such as:

  • Proof of income (pay stubs, W-2s, or tax returns)
  • Recent bank and investment statements
  • Employment information
  • Information about your assets and outstanding debts
  • Authorization for a credit review

Shop with Confidence

A pre-approval gives you the confidence to focus on homes within your budget and allows Chris to negotiate from a position of strength when it's time to make an offer. Having your financing in place before you find the perfect home can make the entire buying process smoother, faster, and far less stressful.
