Congratulations—you're almost home! Once your loan has received final approval, there are just a few remaining steps before you receive the keys to your new home.
Signing Your Documents
Before your loan can be funded, you'll meet with the title company or closing agent to sign the final closing documents. This appointment is where you'll review and sign the paperwork that officially completes your home purchase.
To help everything go smoothly, be sure to:
- Bring a valid government-issued photo ID.
- Review your Closing Disclosure before your appointment and ask questions if anything is unclear.
- Bring any funds required for closing, if instructed by your title company.
- Allow enough time to carefully review and sign the documents.
Sending Your Closing Funds
If you're wiring funds for your down payment or closing costs, always verify wiring instructions directly with your title company or closing agent using a trusted phone number. Never rely solely on emailed wiring instructions, as real estate wire fraud has become increasingly common.
Chris and your closing team will help guide you through this process to ensure your funds are transferred safely and securely.
Funding Your Loan
After all documents have been signed and your lender has completed its final review, your loan will be funded. Once the funds have been received by the title company and the transaction has officially recorded with the county, ownership of your new home is complete.
